A lease protects the tenant just as much as the landlord. He can’t raise the rent, add responsibilities, or just lock them out. They truly are crazy if they move in without a lease.
If he wasn’t so old country, I would insist on a lease also. I had one roommate (only one, I decided never again after him) who was terrible and I wish I had not trusted that he would do the right thing.
