I friend of mine said (many times) that he wanted to build a house with a rotating wall section with a bookcase on one side and a permanent Christmas tree on the other.
Leave it up year around, then just redecorate it . Hearts and Valentines for Feb., Eggs & bubbies for Easter. Shamrocks for St. Patrick Day and on down the line.

You need to reuse an artificial tree for 15-20 years to make it have the same footprint as a real tree.
