Good advice though. Add in “Get a professional property inspector.” They find things you don’t know about that could cause issues. (Old wiring called knob and tube for example. Insurance is harder to get and more expensive. Ran into this when last house hunting.)

Enlist in the military, and then you can get a no-money-down VA loan! Along with having no housing worries for at least four years. Heck, you might even end up in Germany!
