I dunno…sometimes people need to be told upfront about their faults like this or else they won’t ever acknowledge their existence.
But given Len and his mother long being at odds with each other, I can see how it coming from Len could cause more problems than resolve.
Start looking for a nice apartment instead of a retirement community.
Start that MIL cabin out in the back yard, or convert the garage.
