Well, we see Greg has taken up his “graffitti kick” again, looking at that back wall… – And I guess it’s inevitable… Charles’ mother on “Charles In Charge”, “Rachel’s Place” on Family Matters… even the Fonz acquired a sizable share of Arnold’s… Now I guess we wait to see what Frank and Nancy name their place… – Question is, who is going to help with the clean up in the meantime? I don’t think “the Little Red Hen” is In town, at the moment… – Maybe it’s already being taken care of, though… since half of the background seems to have been “erased”, and the other half still has lines of walls, beams, floors and such…

Now, if Pitts Community College was anything like the Seminole State School we have here, there would be a training program for skilled workers (electricians, plumbers and the like), and Frank could contract with them to renovate the warehouse as part of the hands-on training program. That would save money, and the supervisors in the program would make certain that everything was up to code…

My, my! This project is moving along at a positively dizzying pace for this strip! Will the agent be someone we already know? Will Toni and Brad’s wedding actually be scheduled as an inaugural event?

When I do floorplans for convention center booths, with everything exactly to scale, it’s amazing how different it appears when we set up. Actual scale is one thing, public perception is another, and walking space something else entirely. I’m sure the warehouse is similar.

2I hope that Frank and Nancy will be required to get an inspection of the building before the purchase agreement goes through. And, I hope that the inspection shows some horrific structural problems that will wake Frank and Nancy up and they realize that they SHOULD NOT go through with this. IF the purchase does go through… I hope that for the sake of the story line that the massive “renovations” occur QUICKLY so we may get to other story arcs… and not have the renovations take months upon months. Even though I think it is unlikely, I am also hopeful that we switch to another arc on Monday.

My Spidey sense is tingling for the people who gave 100 percent.

Has Frank computed just how much the monthly maintenance cost (utilities, etc.), insurance, and taxes will be on this property? He hasn’t got enough money yet just to write the check for one month’s bills. Does this project have anything even resembling a viable business plan, and will it permit Frank to make enough profit to repay the loan before he dies? Or is it just a case of “Build it, and they will come”? Frank does seem to be dwelling in a field of dreams these days.

Since it seems the Saturday punchline may be the identity of the agent, It could be Tiff’s father, or Mr. Gray, or Dirk, or Anne E. Only the latter two have played much of a role here and would arouse concern.

Some people take it for granted that Frank’s book is full of detailed calculations based on marketing surveys, etc., instead of guesstimates and wishful thinking. Let’s see his numbers.

The pages in “The Warehouse Plan” devoted to paying the utilities, real estate taxes, and insurance may contain lots of calculations like this.

If he’s twirling a mustache, back out.

I doubt that the agent would have a recurring role, so it really doesn’t matter who he or she is…

What I’m wondering is how Frank and Nancy et al got to wander around the building without being accompanied by some sort of agent if no papers have been signed yet….

plus, of course, how the building went from being useable as a public space to derelict in the space of a few months.

It has to be a loan that can be obtained by someone who has only $60K cash and no collateral. Since this project will almost certainly have to cost over $1M in year one, pretty much any way you figure it, then this seems unrealistic.

What do you estimate the cost to be? How do you justify that number?

It would be fun if Quill ends up meeting up with Dez…. perhaps even staying with her to save some cash. THAT could provide some interesting story arc fodder!

We know that Mr. Gray and Mrs. Berger work together, but I don’t believe it was ever indicated that they work in real estate. I really don’t care how the agent is – well, just so long as Mr. Fogarty hasn’t started a post-retirement job managing warehouse space.

Well, let’s see here did anyone check with the EPA, for an asbestos analysis, or lead paint removal? How about investigating if the structure qualifies for a historical site grant from the local, state or federal government? OSHA will want in on the act to make sure the work is up to current safety codes and standards. Parking lot… how big?And the big question would be… What did the Michael Terry Company manufacture, or if it was a storage facility, what was stored in it or on it’s grounds… are there any buried storage tanks or waste/scrap dumps that need to be cleaned up or sealed? Did any of these things even get mentioned in the dream?To purchase an abandoned(?) industrial site and convert it for another use is an expensive and time consuming process. There is a lot of red tape and fees and charges required, before anyone should sign a intent to buy contract…
