As a retired banker I can tell you that when someone decides on a new business venture because of already owning a previous real estate investment that failed…it seldom pans out. The business models for food are so volatile. One reason the food trucks are doing well is that the cost of the truck is about a fourth or less of even a second rate restaurant loacation. So you can move and find a spot with demand. Years ago I knew someone who had converted an RV into a Pizza food truck. They worked the small towns in the Texas Hill Country that lacked many restaurants (Dairy Queen, BBQ, taqueria and cafe usually). They were on a circuit, hitting the rivalry football games, every Thursday in one town, etc.There is almost no one who can predict if a restaurant will succeed in any given location. Here in Dallas you can see multi-million dollar players with years of success abandon what should have been a “hot” site after a year of poor business. So for any novice thinking of sinking their life savings and their mother’s 401k into their choice of a “great” opportunity. Please don’t do it. And once failed the resale is less than a third of what you paid because it’s proved itself a dog….and all the nice restaurant equipment you bought sells at ten cents on the dollar at auction. Only writing in case anyone out there is having fantasies of their own. Sorry
